Questions buyers ask
What is the option period in a Texas home purchase?
It is a short window written into the Texas purchase contract, usually a handful of days, during which the buyer can walk away for any reason. The buyer pays the seller a small option fee for that right. Most buyers use the time for inspections and any repair negotiation.
How much earnest money do buyers put down in Texas?
It is negotiable. Earnest money is held by the title company and credited toward the purchase at closing. On luxury homes it is often a larger figure than on a starter home, and Pascale will tell you what is typical for the specific property and situation.
Do I need to sign an agreement with a buyer's agent?
Yes. Since 2024, buyers in Texas sign a written agreement with their agent before touring homes. It sets out the services, the term and how the agent is paid. Pascale goes through it line by line so there are no surprises.
Who handles the closing in Texas?
A title company. It holds the earnest money, clears the title, issues the title insurance policy and runs the closing itself. Many buyers sign closing documents at the title office, and remote or mail-away closings can often be arranged for clients who are abroad.
What is a MUD and why does it matter?
A Municipal Utility District is a local district that funds water, sewer and drainage infrastructure, common in Montgomery and Harris counties. It adds a tax line to some properties, so it affects your yearly costs. Sellers must disclose it and Pascale will point it out early.
